Getting Started

Before you begin, you must create your inspector profile.

  1. Access the Inspector App – Download the Land Gorilla Inspector mobile app from your app store, or login to the Web Portal. An email has been sent with your login information.
  2. Update Profile – Review and update your profile information to ensure you are receiving new orders and your communication preferences are clear.
  3. Begin accepting new inspection orders.
  • Download the Land Gorilla App for Inspectors from the App Store
  • Download the Inspector App by Land Gorilla from Google Play

Accepting New Orders

After your profile is updated, you can begin accepting new inspection orders from your lender.

Notification Center
  1. Depending on your notification settings, you will receive a notification email, and/or an app notification on your device when new orders assigned to you.
  1. Open the Land Gorilla Inspector mobile app to view new orders assigned to you.
  2. Click “Accept” to proceed with the order.
  1. Enter the date you plan to complete the inspection, then click accept.

  1. To view all of your past and present inspection orders, click on the “Inspections” icon at the bottom of your screen.

Order Details / Scheduling Information

Scheduling information, including property contact and appointment availability, is provided to ensure quick, convenient scheduling of the inspection.

  1. Review the order details to determine if an appointment is needed to inspect the property.
  1. If an appointment is needed, please reach out to the provided point of contact as soon as possible to schedule an appointment.
  1. If no appointment is needed, property availability will be listed within the order details.
    Please Note: Property contact information will be provided on every inspection order. Instructions will state if it is necessary or not to contact the POC to schedule an appointment.
  1. To confirm the scheduled appointment, select “Confirm Appointment” and enter the inspection date/time, then click “Confirm”.
    TIP: Confirming the scheduled appointment date and time is recommended, as it provides additional visibility to the lender.

Completing the Inspection

10 inspection workflows

You can choose between two workflows to complete the inspection report:

  • Take photos as I go. In this workflow, you inspect each line item and take photos specific to the line item. Photos are automatically labeled for you.
  • Take all my photos first. In this workflow, you take your photos first and then complete the report. This workflow requires you to label each photo individually before it is submitted.

A Few Notes About Completing Inspections:

When completing your inspection report, all line items must have a percentage assigned, even previously inspected or not inspected items.

Items that have a pending draw request will be indicated with an orange icon

Items that cannot be physically observed should be marked as “Not Inspectable Item” This commonly includes:

  • Labor
  • Profit/Overhead
  • Contingency
  • Soft Costs

Take Photos as I Go:

  1. Click “Create Inspection Report” to begin the inspection
  2. Select the inspection workflow: Take Photos As I Go
    TIP: You can also take photos on the mobile app, and finish completing the report from the web portal. All progress will be saved and accessible on either device.
  1. Previous Inspection Detected:
    If you performed a previous inspection for this property, you will be given the option to copy over previous comments and progress percentages to this current inspection.
    Select which items you would like to copy from the previous report, then click apply.

  1. Review all line items in the budget to add photos, percentage of completion, and line item comments.
    • Select each line item and take/upload one or more photos using the camera icon
    • Use sliding scale to enter % of completion
    • Enter line item comments
    • Mark any items that cannot be physically observed as “Not Inspectable Item” using the three dots at the top of the page.

Full Budget
  1. Use the navigational arrows to move between line items and take photos based on your desired walk through of the property. Or click “List View” in the top left corner to return to the full list of items in the budget.
    Please Note: You do NOT need to take photos in the order in which the line items are presented.

  1. Add overall site notes using the 3 dot menu at the top of your screen, or click “List View” to return to the budget and add site notes under the paper clip icon
  1. After all items on the budget have been completed, click “Photos” to review all photos and add any additional photos or labels as needed.
  1. When all photos are complete, click “Submit

  1. Confirm the date and time of the completed inspection, review the conditions listed, use the toggle switch to accept the conditions
  2. Click “Submit to QC
    Please Note: This will NOT submit the order to Land Gorilla for QC, but will send it directly to your lender.

Take All My Photos First:

Please Note: Photos can be taken first either using the Land Gorilla Inspector app, or can be taken outside the app and uploaded from your camera roll.

  1. Click “Create Inspection Report” to begin the inspection
  2. Select the inspection workflow: Take All My Photos First

  1. Click the camera icon to take all photos of the property, then click “Finish”
    TIP: You can also take photos on the mobile app, and finish completing the report from the web portal. All progress will be saved and accessible on either device.
Label Photos
  1. Label all photos, and resize/rotate if necessary
  2. Click “Items” in the top right corner to go to the next step where you will be able to assign percentages and photos to the budget line items.

  1. Previous Inspection Detected:
    If you performed a previous inspection for this property, you will be given the option to copy over previous comments and progress percentages to this current inspection.

Upload Documents

If you wish to upload any documents such as inspector invoices, you must do this directly within the web application.

  1. Log in to the Web Portal
  1. Click on a status group to see all orders with that status

  1. Open a specific order by clicking the link “Click to view order details”

  1. Under the “View Docs” section, select the document type from the drop-down menu
  2. Next, select the file from your device
  1. Click “Upload File”

Revise an Inspection Report

Occasionally, revisions to an inspection may be requested by your lender. You can make these changes easily within the web application.

1. To edit a completed inspection, locate the order under “Completed” orders

2. Click to view order details and make edits

3. Scroll to the bottom of the page and change status from “Order Complete” to “Revisions Requested”

NOTE: Change Status dropdown menu only available on the web app.
Not available on the mobile app.

4. Return to the top of the screen and click “Create Inspection Report” to edit the inspection report

Communicate with Lender

Any questions related to the inspection order can be communicated to your lender directly through the messenger feature in the app.

Update Your Profile

Any changes to your profile information information should be done through the web application.

Account information must be updated by the Land Gorilla Support team.

  1. Click Edit Icon
  2. Click Update Account Info
  3. Enter information to be modified
  4. Click Send

Reset Your Password

  1. From the mobile app, click on the Profile Icon in the bottom navigation menu
  2. Scroll down to locate the “Change Password’ option
